Can I Get More Help From the Broker?

Yes of course! We can only put so many options out, but every client and ever transaction is different.  We can customize your package to your personal needs.  We provide additional services including contract review, negotiating, and close of sale. These additional services are subject to an additional charge. Please Contact Us with questions.

Do I Have to Pay a Buyer's Agent Commission if I Find my Own Buyer?

No. No additional fees or commissions are paid if you find your own buyer.  You can cancel your Flat Fee Listing anytime.

Do I Have To Pay A Seller's Agent Commissions?

Not with a Flat Fee MLS Listing. You just pay a Flat Listing Fee as little as $199 to get the MLS exposure for your property.  If you find you want to increase our participation and want to upgrade just reach out.  We will work with you to make sure things go smoothly.

Do I Have To Pay A Buyer's Agent Commissions?

If a Buyer’s agent finds your listing on the MLS and brings a buyer you must pay the buyer’s agent a commission if you accept the offer. The commission you’re willing to pay must be stated on your MLS listing details and listing agreement. We recommend that you offer a commission between 2% – 3% because your listing will be competing with other listings for agent’s attention within your MLS market area.   Ultimately it’s completely up to you what you’d like to offer.  Contact us to work out what is best for your situation.

How Many Photos Will I Get?

Our starter Flat Fee MLS listing plans start is a great deal and allows you to put the MAX number of photos.

If necessary you can mail in hard copy of your photos to be scanned and uploaded.  Usually our clients will do this electronically and we can help walk you through it.

Each MLS has their own max number of photos that can be placed on the MLS.
You will need to take your own photos or hire a professional. Photographers in charge in the ranges of $75 – $250.

How can the MLS help sell my home?

On an hourly basis, real estate agents look on the MLS for new listings, as they have qualified buyers ready to purchase a home. The majority of all buyers are represented by a real estate agent because it’s completely free to them and real estate agents will always start their search on the MLS.  The national search sites all pull their data from the MLS, so listing on the MLS is essentially a one stop shop to reach both buyers AND agents with buyers in your market

An MLS listing means more offers on your property.

The truth is you can now place a property on the MLS ‘By Owner’ and not owe a sellers’ agent 3% of your sale price. Please give us a call or shoot us a text if you have any questions and we will gladly explain the how you will save thousands and benefit from an Ohio Flat Fee MLS Listing.

What is the MLS?

The MLS is a large database that real estate agents & brokers use to find available homes for qualified buyers. In the past the MLS was all on paper which started the need to hire a full service agent to get access to these MLS listed properties. The MLS was never made available to the public.
Nowadays the internet has changed the real estate industry completely and most real estate agents have a MLS search on their website.  Now it’s easily possible for you to get your property listed on that exact same MLS for a low flat fee and save your hard earned equity.
